Tenants Improvements Insurance is a policy designed to cover you if you have spent money improving a rented property when the landlord is only responsible for insuring the original structure, not the improvements made by the tenant.
If you rent a property and instal improvements such as air conditioning, partitions, lighting, a mezzanine, wiring, kitchen units, etc you need to insure your investment as they will not be included on the landlords buildings insurance. Therefore if the property burns to the ground your landlord will only re-build the shell of the building, all your improvements will have been lost.
